Hello, I am in the process of creating a realestate website, I have created the drop down boxes for the database of realestate properties, but how do I actually go about creating a database driven site like this? I am in over my head?
Oh yeah, i downloaded cold fusion, would this program be of any use?

I’m tire of buying those get rich quick programs ( no money down, options, tax liens, creative realestate methods,buying notes, foreclosures,etc). I want to know from an investors experience what I have to do to be suceessful. Do I need out of pocket cash? good credit? Do I need to open up a corporation or LLC? Tell me everything.

You need more just an answer here, but just some basic beginner’s steps:

1. Buy as many books as you can (I’ll recommend some below) about investing.

2. Avoid expensive real estate seminars costing more than $150. Look for the book alternative instead.

3. Open an LLC to protect your future assets.

4. Make sure your credit score is 650 or more to get some starting capital from loans and banks. Disputing credit reports are free, so don’t fall for a credit repair scam.

dose any on of a web site that i can go to,to see if i am on the black list for the realestate

You need to tel us what you did that might put you on the black list for real estate.

Did a property that you owned go into foreclosure? If so that will show on your credit report.

Did you commit fraud on a mortgage application? That will show up on your credit report and in a number of other places.

Where to find a realestate agent to find forclosures? More info inside?

Okay so I found some foreslosures and their ID numbers.. Who can I send the ID numbers to to get more info and buy it?

Well, I am not Gregg, I think you need your own agent, don’t use the banks!

Ask some of your friends who they used and were HAPPY with. Give the numbers to that agent and see if they can guide you.

Where can I need help for expert in realestate investing?

You will need 680 credit to get a loan easily. Depending on the type of property, how well it cash flows and how the contract is written, you will likely need 10-15% down payment. An SBA loan may be a good way to go. You can talk to most major banks and even credit unions about getting one.

Can a realestate agent put fake things on your credit to up your score? How do they do that?

No, for one thing its too long of a process and requires more intellect then what it would take to remove misreported info from a credit report. An interesting statistic from the Nationaql Mortgage Bankers Association is that 30% of credit reports contain inaccuracies. I would submit a different view, it is more likely that all reports contain around 30% inaccurate information. As to how would an agent embellish a report theres 2 ways that come to mind. Cut and paste a better score and use a photocopy. Or set up a bogus account and record timely payments. The problem is that would require a long long time to have a sizable raising of ones score. Miss a payment on anything and your score can plunge overnight. Making timely payments on one or two new accounts can only raise a score slowly and by a small amount.
